The Ventas research and innovation development joint ventures are a development partnership formed in late 2020 between Ventas and GIC, the Singapore sovereign investor, with Wexford Science and Technology as a minority partner, to build laboratory and research buildings anchored by universities and academic medical centres. The initial programme covered four projects totalling about 1.4 million square feet and roughly 930 million dollars of estimated cost: One uCity Square and an academic medicine facility for Drexel University in Philadelphia, the Pitt Immune Transplant and Therapy Center in Pittsburgh, and a Class A research and development building anchored by Arizona State University. Ventas manages the venture, which has since grown past 1.85 billion dollars of assets as further life science development projects were added.

Ventas Research & Innovation Development Joint Ventures files nothing with the SEC, so none of this comes from a filer record. The description was written for this site in August 2026 from Commercial Property Executive: Ventas, GIC Form JV to Develop Life Science Space and Ventas: Institutional Private Capital Management. The ownership figures below come from the holders' filings instead, and are sourced row by row.
The disclosed stakes
One row per position. Where a holder reports the same company in two share classes, both rows are shown rather than summed, because the class is part of a position's identity.
Where each figure comes from
A private stake has no ownership form behind it, so the source is always the holder's own filing or disclosure. Anything modelled says so, with the arithmetic.
- Ventas, Inc., as of 30 Jun 2026. 10-Q Note 7 table: 'Research & Innovation Development Joint Ventures,' ownership 53.0% (unchanged from 31 Dec 2025), carrying amount $247,862 thousand = $247,862,000 (down from $282,512,000 at 31 Dec 2025). This is itself a combined line in Ventas' own filing covering multiple life-science real estate development joint ventures reported together at a single ownership percentage and a single carrying value; individual venture names and per-venture values are not disclosed, so this row is treated as one category rather than split across unnamed entities. If the underlying ventures do not in fact all carry the identical 53% stake, the true per-venture ownership could differ from the 53% shown here. source
What this page is not
It is not a complete register. It lists the holders who happen to be inside the researched set and disclosed the stake themselves. A private company can have many other shareholders, and nothing here rules them out: venture investors, founders and employees usually appear in no public filing at all. Percentages are of Ventas Research & Innovation Development Joint Ventures where a holder stated one, and are missing where no holder did.
