Quarterra is a multifamily rental housing developer based in Irving, Texas, that acquires sites, designs and builds apartment communities across the United States and raises institutional capital to fund them. It began in 2011 as LMC, the multifamily arm Lennar built alongside its homebuilding business, took the Quarterra name in July 2022 when Lennar prepared to float it as a separate listed alternative asset manager, and stayed inside Lennar after that plan was shelved in unfavourable markets. The company has since delivered more than 43,000 rental homes with roughly 13,000 more in development, sold large completed portfolios to institutional buyers including KKR and QuadReal, and exited third party property management by merging Quarterra Living into RKW Residential, leaving development and capital raising as the core. TPG Real Estate bought a majority interest in January 2026 with a one billion dollar capital commitment, and the platform now concentrates on attainable rental housing under its Emblem brand.
