Lennar Multifamily Venture Fund II LP is a closed end real estate investment vehicle that develops, builds and then holds class A apartment communities across the top 25 metropolitan markets in the United States. It reached its final closing in June 2019 with 1.3 billion dollars of equity committed by the homebuilder Lennar and eight institutional investors (foreign pension funds, sovereign wealth funds, banks and insurance companies), and at a target leverage of 50 percent it was expected to control roughly 2.6 billion dollars of multifamily assets over an eight year fund life. The strategy is described as build to core: rather than selling completed buildings, the fund keeps them and collects rental cash flow, with development, construction and property management carried out by Lennar's multifamily arm LMC. It is the successor to Lennar Multifamily Venture Fund I LP, which closed in 2016 at 2.2 billion dollars and drew many of the same investors.
