Island 3 AMI FZ-LLC is the free zone company that holds and is building Wynn Al Marjan Island, a 5.1 billion dollar integrated resort on more than 60 hectares of Island 3 of Al Marjan Island, a reclaimed archipelago off Ras Al Khaimah in the United Arab Emirates about 45 minutes from Dubai. The resort is planned with roughly 1,540 rooms, suites and residences, 22 dining venues, a shopping promenade, a spa, twelve pools, a 900 seat theatre, a large meetings and events centre, a superyacht marina and 420 metres of private beach, and in October 2024 it received the first commercial gaming facility licence issued in the UAE, by the General Commercial Gaming Regulatory Authority. It is a three way venture: the Ras Al Khaimah master developer Marjan and the emirate's investment arm RAK Hospitality Holding provide the site and local partnership, while Wynn Resorts contributes the design, the casino resort operating model and its brand. A subsidiary raised a 2.4 billion dollar seven year construction loan in February 2025, the largest hospitality financing recorded in the UAE, and the resort is scheduled to open in spring 2027.
