The AMER 2 Joint Venture is a roughly 600 million dollar partnership between Equinix and PGIM Real Estate, the property arm of Prudential Financial, formed on 10 April 2024 to build and run the first xScale data center in the United States. Its asset is SV12x, a two storey facility on Equinix's Great Oaks campus in San Jose, California, sitting alongside four existing Equinix colocation sites and expected to deliver more than 28 megawatts of power at full build out for hyperscale tenants such as large cloud and AI providers. Equinix contributed the Silicon Valley 12 site to the venture at closing, lends to it, and provides construction management, sales, facilities and asset management services in exchange for fees. It was the first investment made through PGIM Real Estate's dedicated global data centre strategy for third party clients.
