Upward America is an American single family rental venture that owns and leases newly built detached houses and townhomes, roughly 4,400 of them concentrated in Florida, Texas and the Carolinas. It was created in March 2021 by the homebuilder Lennar with Centerbridge Partners as lead investor and Allianz Real Estate among the other institutional backers, capitalised with 1.25 billion dollars of equity and geared to buy more than 4 billion dollars of homes, chiefly from Lennar. The venture aims its houses at renters earning near the median income in each market, with a rent to own route on part of the portfolio. In April 2024 the partners restructured it: Lennar's Quarterra arm, Centerbridge and the other investors brought in Invitation Homes, which took a minority stake and became the property manager for the whole portfolio.
