The TPG Real Estate joint venture is a data centre holding vehicle formed on 25 July 2023 to own three stabilised hyperscale data centre buildings in the Ashburn area of Northern Virginia, contributed by Digital Realty at an aggregate value of 1.5 billion dollars. The portfolio carries about 104 megawatts of IT capacity and is leased mainly to investment grade customers on long term contracts, and it was valued at roughly a 6.0 percent capitalisation rate on in place cash net operating income at 30 June 2023. Capital came from TPG Real Estate Partners, the opportunistic fund series of TPG's real estate platform, while Digital Realty stayed on to run the buildings, performing day to day accounting and property management for the venture in return for a management fee. Roughly 1.3 billion dollars of gross proceeds from the venture and its associated financing went back to Digital Realty to pay down debt.
