This partnership, announced on 31 July 2024, was formed to build and operate DE3, a data centre in downtown Denver, Colorado with about 18 megawatts of capacity delivered in three 6 megawatt phases at an estimated development cost of more than 250 million dollars. The infrastructure investor Stonepeak provides the majority of the equity through its opportunities fund and holds the controlling interest, while the interconnection focused colocation operator CoreSite holds a minority stake, contributed the site and related assets and manages construction and operation. The building sits within about three and a half miles of CoreSite's existing Denver facilities and is linked to them by dedicated dark fibre, so tenants can reach the operator's established Denver interconnection ecosystem from the day they move in.
Source
Stonepeak Development Partnership files nothing with the SEC, so none of this comes from a filer record. The description was written for this site in August 2026 from Stonepeak Forms Joint Venture with American Tower to Construct a New Data Center in Denver, Colorado (Stonepeak), American Tower Corporation Form 10-K for 2025, note on the Stonepeak Development Partnership (SEC) and Stonepeak and CoreSite to develop $250m US data centre campus (IPE Real Assets). The ownership figures below come from the holders' filings instead, and are sourced row by row.
The disclosed stakes
One row per position. Where a holder reports the same company in two share classes, both rows are shown rather than summed, because the class is part of a position's identity.
Where each figure comes from
A private stake has no ownership form behind it, so the source is always the holder's own filing or disclosure. Anything modelled says so, with the arithmetic.
- American Tower Corporation. FY2025 10-K, Note on the retirement/employee-benefit and equity-method sections: 'During the year ended December 31, 2024, the Company entered into an agreement with Stonepeak (as defined in note 14) to form a joint venture to construct a new data center in Denver, CO (the Stonepeak Development Partnership). At formation, the Company contributed assets with a value of $14.6 million to the Stonepeak Development Partnership and acquired a minority ownership interest (Stonepeak holds the controlling interests). The Company accounts for the Stonepeak Development Partnership as an equity method investment.' No ownership percentage, current carrying value, or fair value is disclosed anywhere in the FY2025 10-K or the Q2 2026 10-Q (searched both for 'Development Partnership', 'Denver', 'equity method investment', 'minority ownership'); the Q2 2026 10-Q no longer names the entity at all, only referencing a 'multi-tenant data facility in Denver, Colorado' tied to acquisition debt, so it is unclear whether the JV structure is unchanged. Only the $14.6 million initial 2024 contribution is a hard number; the actual current ownership percentage and value are unsized, so shares, value_usd and pct_of_target are left null rather than modelled from a single stale contribution figure. source
What this page is not
It is not a complete register. It lists the holders who happen to be inside the researched set and disclosed the stake themselves. A private company can have many other shareholders, and nothing here rules them out: venture investors, founders and employees usually appear in no public filing at all. Percentages are of Stonepeak Development Partnership where a holder stated one, and are missing where no holder did.
