This is the build to suit data centre development venture that Digital Realty and Realty Income announced in November 2023 to own two purpose built facilities in Northern Virginia. Construction had begun in the fourth quarter of 2022 and the buildings were fully pre-leased before ground was broken to a single investment grade tenant drawn from the S&P 100, on a ten year lease carrying a 6.9 percent initial cash yield and 2 percent annual escalators, with lease commencement expected in the middle of 2024. The two facilities deliver 16 megawatts of capacity at the outset and can be expanded to 48 megawatts at the tenant's option, taking the total development budget from roughly 400 million dollars to as much as 800 million. Realty Income put in about 200 million dollars for the majority equity interest and Digital Realty holds the balance, with each partner funding its share of the remaining construction cost: the deal was Realty Income's first move into data centres and gave Digital Realty outside capital for development.
