Established on 2 July 1999 with capital of 249.5 million yen and run from the Otemachi Financial City South Tower in Chiyoda ward, Tokyo, it pairs the Japanese developer Mitsubishi Estate, which brings land assembly, planning and domestic tenant relationships, with Simon Property Group, which brings the Premium Outlets format, brand and outlet retailing expertise. The company runs ten centres: Gotemba, Rinku, Sano, Tosu, Toki, Kobe-Sanda, Sendai-Izumi, Ami, Shisui and Fukaya-Hanazono, the last of which opened in October 2022 as the first new Japanese Premium Outlets site in a decade.
