Pathway Operating Company is the operating and asset management half of Pathway Homes, a lease to own housing venture launched in February 2022 by Invitation Homes, the British property investor Regis Group and the proptech venture firm Fifth Wall, with a combined commitment of about $750 million. It builds and runs the technology platform and provides asset management services to the separate entity that actually owns and leases the houses, and it is run day to day by Pathway Homes and its affiliates rather than by the real estate investors funding it. The consumer proposition it operates is aimed at people who cannot yet qualify for a mortgage: a customer picks a house on the open market, Pathway buys it for cash, and the customer leases it for up to five years at fixed annual increases with an option to buy it outright. The programme launched in Atlanta and Phoenix and trades as Pathway.
