Office Venture LLC holds 100 Causeway Street, the 31 storey, roughly 651,500 square foot office tower that forms the third and final phase of The Hub on Causeway in Boston's West End, a 1.5 million square foot mixed use complex built on the old Boston Garden site above North Station and adjoining TD Garden. The tower opened in May 2021, is certified LEED Platinum, and was leased to technology and media tenants: Verizon Communications took 440,000 square feet on a 20 year lease and the cybersecurity firm Rapid7 took about 147,000 square feet for its headquarters, alongside the offices of TD Garden, the Boston Bruins and the Boston Celtics. The building sits within a wider venture between BXP and Delaware North that also created the podium retail, the Hub50House apartments and a hotel. The entity itself was set up on 30 September 2025 as a structuring step alongside a mortgage financing, replacing the earlier Office Tower Developer LLC without changing the partners' rights.
