The property mixes 19 one bedroom, 100 two bedroom and 12 three bedroom residences with an 8,000 square foot open air lobby, a retail store, a 75 seat restaurant, a multi level pool deck with a pool bar and a 3,300 square foot fitness centre, and it opened in 2014 as the first Hyatt Residence Club in Hawaii. It was formed in 2012 between an affiliate of Host Hotels & Resorts, which contributed the beachfront land, and an affiliate of Hyatt Hotels Corporation, which put in development capital and the timeshare brand and sales platform. The Hyatt side of the venture passed to HV Global Group when the Hyatt Residence Club business was sold, and it now sits under Marriott Vacations Worldwide, which markets and manages the resort.
Source
Hyatt Residence Club at Maui Joint Venture (Maui JV) files nothing with the SEC, so none of this comes from a filer record. The description was written for this site in August 2026 from Hyatt announces plans for a Hyatt Residence Club located on Maui's Ka'anapali Beach (Hyatt newsroom), Host Hotels & Resorts Form 10-K for 2018 (SEC) and Ka'anapali Beach resort page (Hyatt Vacation Club, operated by Marriott Vacations Worldwide). The ownership figures below come from the holders' filings instead, and are sourced row by row.
The disclosed stakes
One row per position. Where a holder reports the same company in two share classes, both rows are shown rather than summed, because the class is part of a position's identity.
Where each figure comes from
A private stake has no ownership form behind it, so the source is always the holder's own filing or disclosure. Anything modelled says so, with the arithmetic.
- Host Hotels & Resorts, Inc., as of 31 Dec 2025. FY2025 10-K (Investments in Affiliates note) lists 'Maui JV' at 67% ownership interest, carrying value (Our Investment) of $16 million as of 31 Dec 2025, our portion of debt $11 million against total debt $17 million, $2 million distributions received in 2025. Asset is described as a 131-unit vacation ownership project in Maui, HI. This is confirmed as the Hyatt-branded venture referenced in the unverified lead: the filing's own XBRL tags label it hst:HyattResidenceClubAtMauiJointVentureMember, i.e. the Hyatt Residence Club at Maui. The Q2 2026 10-Q (period 30 Jun 2026) does not repeat this per-JV breakdown, only a combined 'advances to and investments in affiliates' balance sheet line of $299 million and a separate disclosure that three unconsolidated partnerships classified as VIEs (11%-30% LP interests) carry a combined $164 million; neither source lets this position be updated past 31 Dec 2025 without assigning a combined balance to one investee, which the project rules forbid, so the FY2025 10-K figure is used as the latest individually named figure. source
What this page is not
It is not a complete register. It lists the holders who happen to be inside the researched set and disclosed the stake themselves. A private company can have many other shareholders, and nothing here rules them out: venture investors, founders and employees usually appear in no public filing at all. Percentages are of Hyatt Residence Club at Maui Joint Venture (Maui JV) where a holder stated one, and are missing where no holder did.
