Hotel Tower Developer LLC is the vehicle through which BXP and Delaware North hold the hotel air rights parcel at The Hub on Causeway, the mixed use redevelopment of the old Boston Garden site next to TD Garden and North Station in Boston's Bulfinch Triangle. In December 2016 the venture leased that air rights parcel to a unit of the Netherlands based hotel operator citizenM, which built and runs a 10 storey, 272 room hotel above the scheme's podium; the hotel opened on 12 August 2019 as citizenM Boston North Station and connects directly into the arena and the train station. Delaware North, which owns TD Garden and the surrounding land, contributed the site, while Boston Properties Limited Partnership acted as development manager for the tower. The venture's business is the ground lease income from that parcel rather than hotel operations.
