The FNMA JV is a single family rental joint venture with the Federal National Mortgage Association, better known as Fannie Mae, that owns, leases and manages a portfolio of rental houses in the western United States, concentrated in Arizona, California and Nevada. It dates from Fannie Mae's mid 2010s move into financing institutional single family rental operators: the venture began as a partnership with Colony American Homes, passed to Colony Starwood Homes and then to Invitation Homes through the 2017 merger of the two companies. Day to day operation sits with a subsidiary of Invitation Homes LP as managing member, which earns a management fee based on the venture's gross receipts, while Fannie Mae retains substantive participating rights over major decisions. The portfolio has been run down steadily through home sales, from 776 properties at the end of 2017 to 387 at the end of 2024 and 320 at the end of 2025.
