FIBRA Prologis is a Mexican real estate investment trust (a fideicomiso de inversion en bienes raices) that acquires, owns and operates Class A logistics and manufacturing buildings across Mexico, and its certificates trade on the Bolsa Mexicana de Valores under the ticker FIBRAPL14. It was launched in 2014 with a seed portfolio of 177 buildings totalling 29.7 million square feet, assembled from the former Prologis MX Fund LP, Prologis Mexico Fondo Logistico and wholly owned Prologis properties in the country, and it has a right of first refusal over certain Prologis developments in Mexico. The trust concentrates on six markets: the consumption driven cities of Mexico City, Guadalajara and Monterrey, and the manufacturing and border markets of Tijuana, Ciudad Juarez and Reynosa, which give it heavy exposure to cross border manufacturing and nearshoring demand. As of 30 June 2026 it reported roughly 9.9 billion dollars of total assets and about 350 facilities covering 65.9 million square feet. It is externally managed: a Prologis subsidiary acts as its property and asset manager.
