The Digital Realty DC Partners NA Fund is Digital Realty's first private capital vehicle for hyperscale data centres in North America, launched in the first half of 2025 and closed on 30 March 2026 with 3.25 billion dollars of equity commitments, enough to support roughly 10 billion dollars of total data centre investment. Money came from institutional investors including public pensions, sovereign wealth funds, endowments and foundations, corporate pensions, insurers, asset managers and family offices, with Eastdil Secured and PJT Park Hill Group as placement agents. The fund owns and develops assets in Northern Virginia, Santa Clara, Dallas, Atlanta, Charlotte and New York City, seeded in May 2025 with five operating data centres and three land sites already connected to power. Digital Realty acts as general partner and manager, running operations, leasing, asset management, development and financing, with certain governance rights reserved to the limited partners.
Source
Digital Realty DC Partners NA Fund files nothing with the SEC, so none of this comes from a filer record. The description was written for this site in August 2026 from Digital Realty Trust, Inc. Form 10-K for the year ended 31 December 2025 (SEC), Digital Realty Announces Final Close of $3.25 billion U.S. Hyperscale Data Center Fund (Digital Realty newsroom, 30 March 2026) and Digital Realty Wraps Up $3.3B Data Center Fund (Commercial Property Executive). The ownership figures below come from the holders' filings instead, and are sourced row by row.
The disclosed stakes
One row per position. Where a holder reports the same company in two share classes, both rows are shown rather than summed, because the class is part of a position's identity.
Where each figure comes from
A private stake has no ownership form behind it, so the source is always the holder's own filing or disclosure. Anything modelled says so, with the arithmetic.
- Digital Realty Trust, Inc., as of 30 Jun 2026. 10-Q Note 5 footnote (1): 'Digital Realty DC Partners NA Fund (the Fund) (ranging from 20% to 62.5%)' within the combined Americas balance. The FY2025 10-K describes the Fund's 2025 launch, raising 'more than $3 billion of equity commitments', with Fund commitments at inception representing '40% to 80%' of specific assets, later diluting as Digital Realty 'retain[ed] ownership interests of 58.1% and 62.5% in the respective assets' after further contributions. Because the range spans multiple distinct assets rather than one ownership percentage, pct_of_target is left null rather than invented as a midpoint. Combined-balance trap, value left null. sourcesource 2
What this page is not
It is not a complete register. It lists the holders who happen to be inside the researched set and disclosed the stake themselves. A private company can have many other shareholders, and nothing here rules them out: venture investors, founders and employees usually appear in no public filing at all. Percentages are of Digital Realty DC Partners NA Fund where a holder stated one, and are missing where no holder did.
