This is a co-ownership interest held at property level in the North American data centres that seeded Digital Core REIT, the Singapore Exchange listed data centre trust that Digital Realty sponsors and externally manages. The trust listed on 6 December 2021 with ten stabilised, fully leased data centres in top tier United States and Canadian markets, independently appraised at about 1.4 billion dollars on a 4.25 percent capitalisation rate and carrying a weighted average remaining lease term of more than six years. Ninety percent of each property went into the trust and a direct interest in each was kept outside it. The North American holdings sit in Northern Virginia, Silicon Valley, Los Angeles and Toronto, which together account for eight of the eleven data centres the trust held as at mid 2026, all freehold and let largely to investment grade customers.
