The Data Center Joint Venture is the development vehicle formed in November 2023 by Realty Income and Digital Realty Trust to build two build to suit data centres in Northern Virginia, the largest data centre market in the world. Digital Realty contributes the development and operating platform and the client relationship, while Realty Income supplies most of the equity, an initial investment of roughly 200 million dollars, with each partner funding its share of the remaining costs. Construction began in the fourth quarter of 2022 and the first phase, budgeted at about 400 million dollars, delivered 16 megawatts of capacity in mid 2024 to a single investment grade client that pre leased the whole of both facilities before construction on a ten year lease with two percent annual escalators.
