Callan Ridge JV holds Callan Ridge, a two building, roughly 185,000 square foot Class A laboratory campus in the Torrey Pines life science cluster of San Diego, California, next to Torrey Pines Science Park. Construction began in 2021 and the three storey campus is fully leased to Turning Point Therapeutics, a Bristol Myers Squibb subsidiary, on a lease running to April 2035, with the first 105,000 square foot phase commencing in July 2023 and the remaining 80,000 square feet in July 2024. The buildings use electrochromic windows, photovoltaic glass panels, recycled steel and concrete, drought tolerant landscaping and a large single building green roof, and were built to target LEED Gold certification. The venture was formed in January 2024 between Healthpeak Properties, which developed the campus, and Breakthrough Properties, itself a partnership of Tishman Speyer and Bellco Capital, at a campus value of $236 million.
