The venture was formed in April 2023 when BXP paid 17.3 million dollars for a half interest alongside AM Worldgate Owner, itself a partnership of Artemis Real Estate Partners and MRP Realty, and BXP took the lead on entitling and developing the site. Herndon Town Council approved the redevelopment on 26 March 2024, clearing the way for about 458 to 461 homes: a five storey apartment building of 359 units on the western half with a two level garage, plus stacked condominiums and four storey townhouses to be built by NV Homes, along with a private street grid, a public trail link and two upgraded bus stops. Demolition of the offices and about half the existing garage began in autumn 2025.
