360 PAS Holdco LLC is the venture that owns 360 Park Avenue South, a 20 storey office building of roughly 450,000 square feet at the southwest corner of Park Avenue South and 26th Street in the Midtown South district of Manhattan. It was assembled in December 2021, when BXP bought the building for about 300 million dollars from Enterprise Asset Management and brought in the Canada Pension Plan Investment Board as its partner, with the property vacant after its single tenant left. The venture then gutted and rebuilt it, replacing building systems and adding collaborative lounges, conference facilities and a rooftop terrace, and it has since leased the tower to tenants including the trading firm Optiver, Grammarly, Marriott International, Ziff Davis, Iconiq and Hunter Point Capital. BXP bought out its partner's interest in early 2024 for one dollar plus a share of the venture's cash and mortgage debt.
