1265 Main Office JV LLC owns the office building at 1265 Main Street in Waltham, Massachusetts, a roughly 120,000 square foot LEED Gold creative office property built on the site of Polaroid's former 94 acre campus beside Route 128 and occupied as the United States headquarters of Clarks Americas, the North American arm of the British shoemaker C&J Clark International. The building was delivered in 2016 as the office component of the first phase of the 1265 Main redevelopment, which also brought 160,000 square feet of retail and restaurant space, and it includes a three storey lobby, a roof deck, a 5,000 square foot private terrace, an employee store, a fitness centre and covered parking. The venture is a partnership between the site owner, 1265 Main Street LLC, and a BXP subsidiary that developed and manages the building, and in February 2017 it took a 40.4 million dollar fifteen year leasehold mortgage from Sun Life Assurance Company of Canada.
